Move the instruction about working dir to the top (so people don't accidentally delete the *core* extension version!). Also provide more succinct commands - which I've testsed works fine.

Can't dis flexmailer before dis'ing mosaico. Added mosaicomsgtpl for good measure since I mentioned it in OP
